"...That we G.W. BORING and M.B. BORING the wife of the said G.W.BORING of the County of Stephens...for and in consideration of the sum of FIFTY DOLLARS, to us in hand paid by W.A. GARRARD of the County of Stephens...the receipt of which is hereby acknowledged, do by these presents Bargain, Sell, Release and Forever Quit-Claim unto the said W.A. GARRARD his heirs and assigns, all our right, title and interest in and unto that tract or parcel of Land lying in the County of Stephens..." He disposed of Garrard Homestead on 2 Dec 1889 in , Stephens, TX.(990) Transfered the Homestead, 160 areas, to Ellen GARRARD via a Quit Claim Deed on Dec 2, 1889. Reads in part:

...in consideration of the sum of FIVE DOLLARS, to me in hand paid by Ellen GARRARD of the County of Stephens...have bargained, sold, quit-claimed and released, and by these presents do bargain, sell, quit-claim and release unto the said Ellen Garrard all my right, title, interest and estate in and to the following described tract or parcel of land...
